Safer At Home (Colorado State, Governor Polis issued)

Currently in place through May 26. 

Real Estate is a “FIELD SERVICE” in the Public Health Order (PHO) attached below. PLEASE READ the PHO, “appendix B” which references field services. 

These orders will be enforced more than they have been up until this point. Agents and consumers are encouraged to report violations. Assume neighbors and homeowners will make a report if the guidelines are not followed. 

Showings are allowed with extreme social distancing.  Agents must provide masks and gloves in every listing and assure that Buyer clients also have masks and gloves.

Buyers should review all properties online first and only see the homes that are necessary to view, as few as possible. Minimum number of buyers should attend showings, kids should not attend if possible. 

Seller MUST sanitize the home in between EACH showing. 

No overlapping showings. 

Agents must maintain detailed logs including dates, client names, contact information (phone and email) and all locations visited. 

Gloves and masks must be worn for all showings by all parties. Please, add this to your showing instructions

Persons 65+ or in a high risk category should consider not participating in showings, including both agents and clients.  Furthermore, persons 65+ should avoid contact with the office at this time.

County-Wide Orders – What You Need to Know

Denver, Boulder and most other metro-area counties have extended their Stay at Home orders until at least May 8.

Douglas County has not extended the order. 

A few mountain counties, including Clear Creek and Gunnison, have prohibited all outside visitors. 

Denver and most metro counties have been vague about if showings are allowed. It appears per their FAQ portions of their websites, and with a lot of digging, that showings are generally allowed with “extreme social distancing” including masks. 

Encourage all of your vendors (inspectors, photographers, appraisers etc.) to follow the same protocol including wearing masks, hand washing, and sanitizing surfaces.

It would be a good idea to have sanitizing wipes, masks and gloves with you at all times. 

The orders also call for “reporting of symptoms.” Take your temperature each day, and ask your clients to do the same. Any temperature over 100.4 should be considered a symptom of COVID 19 and should self-quarantine and not participate in showings.

PLEASE READ these advisories carefully. They are required with every transaction. 

Buyer COVID-19 Advisory must be posted at your listings, added to the documents in MLS and signed by your buyers. 

Seller COVID-19 Advisory must be signed by all Sellers.

The basic advice: Buyers and Sellers looking to sell or purchase property during this COVID-19 pandemic should assume that every property they visit has been visited or lived in by someone who is infected with COVID-19. Take every precaution prescribed by Federal, State and Local governments.
